1. Where is the Adriano Properties Estate located in Abuja?

Adriano Properties, within Cluster One of River Park Estate, is located along the Airport Road. If one is traveling from the City gate then one passes the Shoprite Gateway Mall on one’s right hand side and takes the 1stturning, after the Conoil Filling Station, onto Akin L. Mabogunje Drive. For the avoidance of doubt, the turning onto Akin L. Mabogunje Drive is before Dunamis’ Glory Dome. 2. How secure is the estate?

The estate is extremely secure because a divisional police station was built within the estate by the Nigerian Police Force in 2017.  Police vehicles patrol the entire estate 24 hours a day, seven days a week. The Nigerian police are supported by the estate's own private security.

3. Because the estate is close to the airport will I be disturbed by the noise of airplane engines if I live on the estate?

You shall definitely not be disturbed at all by aircraft noise since the airport is at least 12 kilometres away and the planes do not fly over or close to the estate.

4. What does carcass finished and fully finished mean?

Carcass Finished only includes:Roofing, Internal and External Plastering, Electrical Piping and Mechanical Piping.

Fully Finished only includes:Roofing, Internal and External Plastering, External Doors, Windows, POP, Electrical Piping/Wiring/Fittings and Mechanical Piping/Sanitary Wares, Tiles, Railings, Painting, Wardrobes, Kitchen Cabinet, Landscaping and fencing.

5. Is it close to shops, schools, etc?

There are currently 2 schools located within the development, an early learning school, and a primary school. There is a supermarket, chemist store, beauty salon, barbers, bakery, medical clinic and ATM, all within Cluster One of River Park.

6. How do I make a transaction?

(Go through the Home ownership process). When you have made a decision on the type of property you would like to purchase, and the payment option, an application form is filled and submitted with a passport photograph of the applicant (or copy of a Certificate of Incorporation, if it’s a corporate purchase). Signed and witnessed, offer letter and acceptance letter are then exchanged by both parties, including a Home Owners agreement. A 30% deposit is then paid into Adriano Properties bank account. On completion of payment, Habitation Certificate is issued to the Purchaser by the FCT Development Control, after inspection of the completed building. Application of C of O in the purchaser name will be issued after receipt of the Habitation Certificate.

7. Is there any discount if I am paying in full?

Yes. A full payment (Completed payment within 90 days, following a 30% deposit), will be given a 5% discount

8. Why am I paying in pounds or Dollars when the house is in Nigeria?

You do not have to pay in pounds or Dollars, you could pay in Naira in Nigeria. Other benefits of paying in pounds or dollar through our account are protection of your payment against fraud under a UK, Joint Bank Initiative.

9. Do I sign all documents in Nigeria?

Normally buyer’s documents can be witnessed and signed in the country were the buyer lives, except were the buyer prefers to sign the document in Nigeria. All buyer’s document must be witnessed by a Notary Public.

10. If a property is purchased, what is the possibility of renting and maintaining the property in Abuja?

Your property can be rented, and managed by us or Jide Taiwo &Co, our partners in Nigeria, for an agency fee.

11. Does the Developer has an installment payment plan

The Developer has an installment payment plan with the following terms:

a.Initial 30% deposit shall be paid.

b.If full payment is made within 90days, the Purchaser gets 5% discount on the sale price.

c.Where the balance is paid in the following installment, there shall be no interest.

d.Under the Developer Installment Plan:

i.30% Initial deposit is made.

ii.30% is paid within 120 days after the initial deposit payment.

iii.30% is paid within 240 days after the initial deposit payment.

iv.10% is paid within 360 days after the initial deposit payment.

If the above payments plan is meant, no interest or penalty shall be charged.

e.Where the milestone above are not meant, then a penalty surcharge of 10% of the full sale value shall be added to the debt.

f.Where no full payment is made within 18 months of the payment of the initial deposit, then another 10% surcharge based on the full sale price shall be added to the debt.

g.Where no full payment is received within 24 months of the payment of the initial deposit, the Developer shall have the right to revoke the sale agreement and make refund calculated as 80% of the full sale price plus two penalties surcharge. The refund shall be paid within 6 months of notice of revocation and the Developer shall have the right to sell the property to third party.

12. Who pays taxes on property?

The purchaser pays all other taxes and rates on property including VAT.

13. Is there service charge?

Yes, everyone has to pay an annual service charge of N100,000 to River Park Management Company for refuse collection, street lights maintenance, green areas, security and maintenance of patrol vehicles.

14. Can I send a representative to visit the property?

Yes, a representative can be sent on a site visit between Monday and Saturday. Please contact the site Manager on +2349023741605 Monday to Friday between 9am and 5pm, to arrange the visit.

15. What happens if I am unhappy with your service?

Any dispute between the Parties arising from the interpretation of this Agreement or the infringement of respective rights of the Parties and non-fulfilment of obligations or any breach of any covenant of this Agreement shall be settled by mediation between the parties representatives (financial/legal advisers, friends and family) and failing which same shall be referred to the Chartered Institute of Arbitrators (C.I.Arb.) 12 Bloomsbury Square, London, WC1A 2LP; this Arbitration shall be determine according to the rules of the Chartered Institute of Arbitrators in London and/or by their representative branches in Nigeria at the International Centre for Arbitration and ADR, 1A Remi Olowude Street, Lekki 2nd Roundabout, Lekki-Epe Express Way, Lagos or the Janada International Centre for Arbitration and Mediation (JICAM) Plot 1805 Damaturu Crescent by Kabo Way off Ahmadu Bello Way, Garki, Abuja. Any Arbitral award pronounced against any party by the Arbitral Tribunal shall be final and binding.
